The Mill is a 150,000 SF mixed-use project to be located at 4624 Lancaster Avenue in the Mill Creek area of Philadelphia.
The new, 6-story building (approximately 90 foot tall) will consist of approximately 30,000 SF of commercial space on the ground floor and 5 stories of 100 mixed-income residential units on floors 2 through 6. Separate parking lots will be provided for commercial customers and resident parking. Apartments will include efficiencies, 1-bedroom and 2-bedroom units. Half of the units will have private balconies.
The steel and concrete structure will feature a 5,000 SF hardscaped rooftop plaza over the commercial space facing Wyalusing Avenue, accessible from the 2nd floor. It will also have a green roof on the top of the building to support storm water management.
The ground floor be glazed block and tall store front windows and doors. The skin of the upper floors building will be glass, glazed block and attractive color metal panels.
Potential commercial tenants for the ground floor include: a childcare center (approximately 10,000 SF with dedicated outdoor recreation area); medical/urgent care, fresh food market and community/arts/tech/business/entrepreneurial and trades training center.
There will be on-site property management office, social areas, meeting rooms, business center, fitness center and high-end amenities.

The project site is approximately 47,000 SF of vacant land with frontage on three major streets (Lancaster Avenue, Wyalusing Avenue and 47th Street).
